Design-and-construct replacement of four DX air handling units with chilled water AHUs and a new 600 kW water-cooled chilled water plant incorporating a prefabricated Quantum Cool Module, delivered to International Education Services at Landmark Place, Spring Hill

A novel engineering solution, accommodating limited construction time
Project story
QEG was engaged directly by International Education Services Ltd (IES) to replace the existing DX air conditioning plant at Landmark Place with a new central chilled water system. Following an ROI analysis demonstrating $81,300/year in cost savings and a 7.5-year payback versus the existing DX plant, IES engaged QEG to design and construct a full replacement. QEG's scope included engineering design, supply and installation of a 600 kW Dunham-Bush water-cooled screw chiller, two new chilled water AHUs (Auditorium East and West) and refurbishment of two existing AHUs with new chilled water coils (Office East and West), installation of a 750 kW cooling tower, and PPR chilled water reticulation pipework. The Quantum Cool Module — QEG's proprietary off-site prefabricated skid integrating chilled and condenser water pumps, pipework, chemical dosing, side-stream filtration, and controls — was assembled at QEG's Brisbane workshop and craned into position on site, significantly reducing on-site installation time. A QEG Plant Manager BMS with QPM remote monitoring and 24/7 access was included.
Equipment installed
- 1 x 600 kW Dunham-Bush WCFX23SRVE water-cooled screw chiller
- 1 x 750 kW cooling tower
- Quantum Cool Module (off-site prefabricated skid: primary chilled water pump + VSD, primary condenser water pump + VSD, PPR pipework, chemical dosing, side-stream filtration, HLI interface, MSSB control panel)
- 2 x new chilled water AHUs (Auditorium East and Auditorium West)
- 2 x refurbished AHUs with new chilled water coils (Office East and Office West)
- PPR (Polypropylene Reinforced) chilled water reticulation pipework
- QEG Plant Manager BMS with QPM remote monitoring (24/7 access)
“Replacement of the existing AC system was put in the 'too hard' basket for years due to the limited time available for the works. Quantum Engineering Group provided an engineered solution at a competitive cost and executed it within the timeframe promised. Not only are we happy with the project execution, we are delighted with the energy savings achieved. A crucial project requirement was that the AC system could only be shut down over the weekend from Friday evening until Monday morning. Quantum Engineering Group demonstrated that this was feasible through prefabrication of the central plant off-site.”
