Dockside Hotel, Kangaroo Point
Design-and-construct replacement of two York water-cooled reciprocating chillers with two Dunham-Bush water-cooled screw chillers, pump upgrades, BMS replacement with web-based Plant Manager, and cooling tower VSD upgrades at Dockside Hotel, Kangaroo Point

Project story
QEG was engaged by Moreton Bay Airconditioning (MBA) as design-and-construct specialist to replace the ageing chilled water plant at Dockside Hotel in Kangaroo Point. The existing two York water-cooled reciprocating chillers (762 kW each) had reached end-of-life and were replaced with two 831 kW Dunham-Bush WCFX30SRVE water-cooled screw chillers, factory acceptance tested in Malaysia prior to shipment. QEG's scope included full engineering design, chiller design parameter verification, factory acceptance testing, complete mechanical installation with new pipework, chilled and condenser water pump replacement, a new Systemax WebCTRL web-based Chiller Plant Manager BMS with BACnet and Modbus integration, cooling tower VSD upgrades, and full commissioning. QEG coordinated all specialist subcontractors — rigging, electrical, controls, and pipework — and maintained weekly progress reporting throughout the works, with plant changeover completed in October 2018.
Equipment installed
- 2 x 831 kW Dunham-Bush WCFX30SRVE water-cooled screw chillers (MSC1230 compressor, R134a, BACnet HLI, replacing existing York LCHHDD220WSP 762 kW reciprocating chillers)
- 4 x chilled/condenser water pumps — Ajax/ISO Davey Spec model 100x65-315, 15 kW TECO motors on VSD
- Systemax WebCTRL web-based Chiller Plant Manager BMS (BACnet/IP and Modbus RTU integration)
- Cooling tower fan VSD upgrades
“From the engineering, project management and installation phases through to the commissioning and handover, QEG provided outstanding service. We had minimal disruption to the hotel's operations over the course of the project and the results have exceeded our expectations.”
