Project story

QEG was engaged by Abacus Property Group to deliver a full mechanical services upgrade at 63 Ann Street, a three-level commercial office building in Surry Hills whose 25-year-old R22 air-cooled DX plant had reached end of life. We carried out a condition assessment, prepared the design-and-construct tender documentation, ran the tender and recommended CBR Mechanical, then provided project management and superintendency through construction. The works replaced all four floor-level fan coil units and rooftop condensers with new Temperzone reverse-cycle units, relocated the kitchen condenser to the roof, removed redundant refrigerant pipework from the toilet exhaust duct and introduced a new steel structure to lift the condensers clear of the perimeter wall for proper airflow. Works were staged on a floor-by-floor basis over weekends so that tenants were not displaced.

Equipment installed

  • 4 x Temperzone air-cooled reverse-cycle ducted split systems (ISD/OSA series) replacing existing FCUs across Ground, Level 1 and Level 2
  • New steel support structure to raise condensers above the rooftop plantroom enclosure
  • New mechanical services switchboards (MSSB) in each plantroom
  • New BMS controls, temperature sensors, smoke detectors, and after-hours run-on timers (Trend Controls via Craigalan Synchronous)
  • All new refrigerant pipework, vibration isolation, and associated electrical/control wiring
