Complete mechanical services installation for the adaptive re-use of the former Darlinghurst Court House / Tyrwhitt building — VRF and chilled-water FCU systems, kitchen and bathroom ventilation, heritage perimeter diffuser detailing and full BMS controls

Project story
QEG was engaged as the mechanical services subcontractor to head contractor Mainbrace Constructions (in a joint venture proposal originally submitted with MBA Services) for the adaptive re-use of the heritage Tyrwhitt building at 262 Liverpool Street, Darlinghurst. The scope covered the supply, installation and commissioning of the full mechanical services package across basement, lower ground, ground, level 1 and level 2, including fan coil units, kitchen exhaust filtration, perimeter diffusers integrated with the heritage bulkheads, fresh air provision and BMS controls. The tender was based on the Centric Building Services Engineers specification (Rev 1, 26.11.2019). Seven approved variations covered fitout design fees, kitchen ventilation, two rounds of additional fitout works, lights to the dome, custom Smarttemp linear perimeter diffusers and future fresh-air provision for the LG plantroom.
Equipment installed
- Multiple chilled-water fan coil units across LG, GF, L1, L2 and mezzanine zones (panel filters)
- Smarttemp PMW AD-2 continuous linear perimeter diffusers along the mezzanine bulkhead
- Kitchen exhaust hood filtration system with exhaust/make-up fans (VSD) and ductwork
- Make-up air louvre with fire damper
- VRF system (option selected during tender) for selected zones
- Fresh-air distribution ducts and pipework reservation for future LG fitout
- Mechanical services electrical and BMS controls
