Harbour Town Premium Outlets, Chiller Plant Upgrade
Design and construct addition of a 2,250 kW water-cooled centrifugal chiller and new cooling tower to the existing central chilled water plant

Project story
QEG was engaged by Harbour Town Premium Outlets (via Colliers International Project Management) on a design-and-construct basis to add a third chiller to the south-west precinct central chilled water plant under a Major Works Agreement. The works comprised the supply and installation of a new 2,250 kW water-cooled centrifugal chiller with Danfoss Turbocor frictionless compressors, a dedicated BAC cooling tower mounted on a new structural platform, VSD-controlled chilled and condenser water pumps, pipework tie-ins to the existing chilled water headers, chemical dosing and side-stream filtration, a new dedicated MSSB and submains, and full integration with the existing Innotech BMS. Plant skids were prefabricated offsite in QEG's Brisbane facility and delivered as plug-and-play assemblies to minimise disruption to centre trading.
Equipment installed
- 1 x 2,250 kW Dunham-Bush water-cooled centrifugal chiller with Danfoss Turbocor frictionless compressors (R134a)
- 1 x BAC cooling tower on new structural platform with access ladders, walkways and handrails
- 1 x VSD-controlled Wilo chilled water pump
- 1 x VSD-controlled Wilo condenser water pump
- Dedicated chemical dosing and side-stream filtration system
- New dedicated MSSB for the chiller plant
- New submain from Building 2 substation
- BMS integration with existing Innotech system
