Spencer Outlet Centre — Air Conditioning Upgrade
Design and construct replacement of end-of-life DX AHUs and roof-mounted condensing units with roof-top packaged air-conditioning units, fabric duct distribution and a new BMS across the Spencer Outlet Centre retail mall.

Project story
QEG was engaged by Jen Retail Properties under an AS4902 design-and-construct contract to replace the end-of-life direct-expansion air-handling units and roof-mounted condensing units serving the Spencer Outlet Centre retail mall in Docklands, Melbourne. We delivered the full mechanical services package — design, structural modifications and certification, demolition of legacy plant, supply and installation of new roof-top packaged units, new low-pressure sheet-metal and fabric duct distribution, electrical reticulation, a complete new BMS with night-purge and economy-cycle control logic, and twelve months of defects liability. The mall stayed trading throughout the works, with units swapped out platform-by-platform from late 2023 through to handover and commissioning in December 2024.
